My Journey into property investment

Back in early 2018 I put a post on the Property Hub Forum suggesting that I could view properties for expat investors or investors in the UK who had found a potential property via websites on the main property portals, or any properties that have been sourced within the North West.
One of the first viewings I undertook was in Liverpool for an expat client who sent me a link on Rightmove. An assessment of the general photos in the link showed the property to be a newly decorated terraced house. However, upon physically inspecting the property it became evident that a number of the walls had been decorated over by the vendor to conceal mould/damp patches. Furthermore, there was a strong smell of damp within the property. I also observed that several electrical sockets were positioned upside down and the bathroom suite and tiles were a ‘vintage’ burgundy colour (for which there were no photos on Rightmove!
On the basis of the viewing, my client decided not to pursue this property as he was looking for a BTL single let property which was ready to let out.
Since posting this,  I have received enquiries from a number of investors in different countries requesting specific advice about the ‘best’ areas to invest in, working in tandem with investors, I provide advice which is in line with their own property strategy and risk level. I frequently provide my initial thoughts about an area and will visit before a formal viewing has been booked, in order to create a ‘viewing shortlist’ for clients.
I have successfully assisted clients in finding and securing properties in Liverpool and Manchester and have (to date), viewed over 90 properties (residential, BTLs, refurbs, repossessions and auction properties).
My passion is property- reading about property, investing in property and supporting others to secure property! Property viewer has therefore been borne from living, studying and working in two major North West cities - Liverpool and Manchester. For me, it’s a win-win situation as it consolidates my knowledge of the area and builds my network.
What service do I provide?
Once you have found a property you are interested in buying, I will contact the relevant agent to arrange a property viewing. I will attend the viewing and take photographs of each room in the property, front and rear and photos of anything irregular, or that I feel is important (boiler, fuse board any damage, damp patches etc) and also take a walk around video where possible, as  well as clips of the road and surrounding areas. 
I will then follow up the viewing with my thoughts on the property and answer specific questions on the area and the property itself during subsequent conversations with clients. I charge £70 for this service and if you require a number of properties to be viewed, if this can be arranged in the same visit I can discount any further viewings.
